Bangkok welcomes yet another ultra-luxury condominium, this time with sweeping views overlooking the Chao Phraya River.

The new Residences at the Mandarin Oriental, Bangkok stand alongside the super-luxury riverside mall IconSiam (which opened last November) and the official grand opening was Aug 14. A joint venture between IconSiam Superlux Residence Corporation Ltd and Mandarin Oriental Hotel Group, the 52-story, B11-billion development features 146 waterfront rooms—with two and three-bedroom options ranging from 130 sq-meters to 230 sq-meters—and swanky penthouses ranging from 380 sq-meters to 710 sq-meters. Word has it that almost all of the 146 rooms are already purchased, with tenants ready to move in. 

For a fully-furnished room, prices range from an eye-watering B550,000 per sq-meter for a two-bedroom apartment to B750,000 per sq-meter for a seven-bedroom penthouse. Ready to do the math? The cheapest (127.87 sq-meter two-bedroom) apartment available? B70.3 million. The most expensive 707.28 sq-meter penthouse? A jugular B530.4 million. The development’s selling price has surpassed 98 Wireless by Sansiri, Bangkok’s most expensive condo in 2017, with 120 sq-meter units starting at B70 million. 

Mandarin Oriental’s residences are world-renowned, and the facilities here are nothing short of impeccable. The fourth and fifth floor feature a River Clubhouse, which includes an outdoor river terrace with sunbathing deck and cabanas, an infinity pool and jacuzzi overlooking the river, a poolside barbecue terrace, a private fitness and wellness studio, as well as a virtual game room and children’s playground.
